Denver Garage Construction or Conversion: 9 Decisions to Make Before You Build
The first decision in a Denver garage project is not the door style or siding color. It is whether the property, structure, and intended use support the plan. Before design begins, confirm zoning and permit requirements, decide whether you are building new or converting existing space, study vehicle and site access, and identify the structural, utility, insulation, drainage, and storage needs that will shape the project.
1. Define the garage’s primary job
List what the garage must do on an ordinary day. Will it park one or more vehicles, provide secure tool storage, support hobbies, include bicycle or seasonal storage, accommodate charging equipment, or serve another approved use? Rank those needs before adding cabinets, windows, or specialty features.
For a conversion, be equally specific about the proposed new use. A home office, workout room, workshop, or living area can create different questions about heating, ventilation, insulation, natural light, emergency access, plumbing, parking, and zoning. Do not assume that removing a garage door automatically makes the space suitable for occupancy.

3. Decide whether to keep, alter, or replace the existing structure
An existing garage can look reusable while still having important limitations. Review the foundation or slab, wall framing, roof framing, water entry, settlement, rot, vehicle impact damage, ceiling height, door openings, and connections to the house. The condition of concealed work may not be clear until selected materials are removed.
If the plan includes removing an existing garage before building another one, Denver notes that a demolition permit may be required. Partial removal performed for construction can sometimes be included in the construction scope. Historic districts, landmark properties, trees, and public-right-of-way conditions can add separate reviews.
4. Test the site and vehicle access
Draw the route from the street or alley to the proposed garage. Check gate widths, turning room, driveway slope, overhead obstructions, utility locations, snow storage, trash access, and how construction deliveries can reach the work area. A garage can fit on a plan and still be frustrating if daily vehicle movement is tight.
Denver’s garage guidance calls for a site plan showing lot lines, streets or alleys, existing structures and driveways, the proposed garage, distances to structures and property lines, and driveway details when one is proposed. Projects close to a property line may also need a property survey. Good measurements early can prevent major redesign later.
5. Plan the structure as a complete system

Large garage doors create wide openings that need coordinated support. Storage loads, attic use, roof-mounted equipment, or future solar planning can also influence decisions.
Do not select only by appearance. Roof pitch, overhangs, siding transitions, door proportions, gutters, and the connection to an existing house affect both performance and how intentional the finished garage looks.
6. Coordinate utilities before walls close
Create a location plan for lighting, receptacles, equipment, charging needs, door openers, exterior lights, cameras, workbenches, and any heating, cooling, plumbing, or floor-drain goals. Confirm which items are part of the current project and which are future provisions.
Utility routes can affect trenching, concrete, framing, panel capacity, wall layout, ceiling height, and finish work. Early coordination is especially important when the garage is detached or when a conversion adds systems that were not part of the original space.
7. Address moisture, drainage, insulation, and comfort
Garages face snow, wet tires, temperature swings, and wind-driven weather. Review exterior grading, slab slope and condition, door thresholds, roof drainage, wall and roof assemblies, air sealing, and the boundary between the garage and house.
If the intended use needs conditioned or occupiable space, the existing assembly may need more than finish materials. Determine how insulation, heating or cooling, ventilation, windows, doors, and moisture control will work together. Covering a problem does not correct it.
8. Design storage without sacrificing movement
Measure the actual vehicles, including mirrors, hatch clearance, roof racks, and charging-port locations. Then map walking paths, door swings, stairs, trash containers, bicycles, lawn equipment, snow tools, and wall-mounted storage. Leave room to open vehicle doors and reach frequently used items.
Use vertical space deliberately, but verify what the walls and ceiling can support. A simple storage inventory often produces a better plan than filling every wall with cabinetry before parking and circulation have been tested.
9. Plan selections and construction sequence
A typical garage project may involve site protection, demolition or excavation, underground utilities, foundation or slab work, framing, roofing, exterior finishes, doors and windows, trade rough-ins, inspections, insulation, interior finishes, equipment, and final site work. The exact order depends on the scope and approved documents.
Choose dimension-critical items early, especially garage doors, windows, exterior doors, specialty equipment, cabinets, and finish systems. Keep a selection log with model numbers, sizes, colors, responsibility, and required dates.
